HEALTHY NUMBERS RING IN A TELLURIDE NEW YEAR
|
The
Telluride ski season is officially—and bountifully—underway. December
brought the Telluride
Ski Resort a record-breaking snowfall total, and that record-breaker
brought skiers out in large numbers with all grins. Despite tough economic
times across the country, it seems Telluride’s allure has not dimmed and
experiencing the ski town over the holidays is still a priority in the
budget for many folks. Record numbers of skiers hit the slopes over the
two-week holiday vacation, even in the frigid single-digit weather
conditions...Telluride again held its charm and attraction.

DECEMBER SNOWFALL TOTAL BREAKS ANOTHER
RECORD
|
Let it snow, let
it snow, let it snow...and it did.
Telluride
Ski Resort received a record-breaking 113 inches of snow solely for the
month of December. This new record bypassed last year’s record-breaker of
95 inches and allowed Telski to open up nearly all 1,700 skiable acres
early this season. Currently the ski area boasts a 60-inch base and stellar
ski
conditions.
|

Solid snow coverage on Gold Hill made for a
perfect bluebird, powder morning.
|
Just Black Iron
Bowl and Palmyra Peak are yet to be unveiled once Telluride Ski Patrol
concludes control work. Telski reported that total snowfall amounts reached
twelve feet for 2008, and weather predictions for winter 2009 appear
prosperous.
The word about town is “déjà vu.” Last winter
was, by many local accounts, the biggest winter in nearly a decade:
snowplow drivers were swamped, street-lined snow banks were feet high,
highway closures were a constant, and skiers were tirelessly happy. Total
snowfall for the 2007-08 season was 341 inches and allowed the inaugural
opening of acres of new, steep and deep terrain including Palmyra Peak,
Black Iron Bowl and the Gold Hill Chutes.
Thus far, snowfall has
been so steady Telski’s newest fame, Revelation
Bowl, a 50-acre addition on the area’s eastern side, has been open
and enjoyably skiable. To date, a total of 158 inches of snow has fallen
since October for the 2008-09 ski season.
If indeed we are
experiencing déjà vu from last ski season, lucky us.

GRAY HEAD PROPERTIES: PRIVATE, PANORAMIC,
IMPRESSIVE |
It is one beauty
to be nestled amid the San Juan Mountains, and another beauty to be nestled
by domestic luxury. Gray
Head offers both. Tucked among the Telluride region’s quintessential
rolling mesas are the ranch-style properties of Gray Head, Steve
Catsman’s premiere homesites poised for perfect
living.
Grayhead's spacious, private properties are complimented by a short drive
to Telluride's happenings and events.
|

Gray
Head offers the mesa lifestyle with mountain views — a perfect
match.
|
Perched across the
mesa, Gray
Head properties possess expansive views of the Wilson Range, Telluride
and its surrounding peaks, the rugged Mount Sneffels Wilderness Area, and
western mesa sunsets. All properties are 35 acres-plus, offering as much in
vistas as in privacy. Streams weave throughout Gray Head and untouched
aspen, pine and fir forests are abundant and make up the Gray Head
Wilderness, 885 acres of land surrounded by National Forest.
Gray
Head’s outdoors are not only ascetically alluring but athletically
alluring offering the full gamut of outdoor recreation including sixteen
miles of mountain biking, hiking, equestrian and cross country skiing
trails—all private, all Gray Head. On-site amenities include tennis
courts, a homeowner’s cabin and library for entertaining or unwinding,
and a pond to practice your cast during summer and your ice skating during
winter.
And when downtown Telluride is calling, the parking
meters won’t be running. Gray Head homeowners own an in-town parking lot
to park cars and satiate the urban urge for Telluride's renowned festivals,
shopping, dining and skiing. Telluride is just a fifteen-minute drive away.
Gray Head property owners also possess full access to the in-town
amenities offered at the lavish residential development, Element
52, including 24-hour concierge and valet services, ski valet and
ski lounge, private fitness center and spa, and stone pools and hot tubs.
Ski access is granted to Gray Head owners via a private funicular ski lift
located at the base of the ski area and Element 52. And when the ski day is
done, a full wine bar including a private sommelier, wine cellars and wine
stocking, are available at the base of the ski area — the front steps of
Element 52.

CATSMAN'S CHOICE: LOCAL VALUE OF THE
MONTH
|
What words
describe January’s best real estate value in the Telluride market?
Downtown versatility.
Located just one block from the center of
Telluride and one block from the Oak Street Gondola Station, this South
Fir Street lot is zoned for both commercial and residential building.
The town’s Historic and Architectural Review Commission’s approved
plans for a 5,100 square-foot building are included in the sale and propose
a split commercial/residential development.
In the plans, the
building includes a 3,800 square-foot penthouse occupying the second and
third floors, a 780 square-foot commercial space, a 1,460 square-foot
deed-restricted unit, and a four-car heated garage.
|

230 South Fir Street is a choice in-town location, both for
residential and commercial use.
|
The plans were
drawn up by a local prominent builder, and the projected total cost of the
building, according to HARC plans, is $3,850,000. The 230 South Fir Street
lot is $1,195,000.
