GOLD HILL CHUTES
2 - 5 TO OPEN

The Telluride Ski Resort announced plans to open up more terrain this year which continues their three year expansion trend. As was previously the case, this new terrain will also be in Prospect Bowl located on the face of Gold Hill. With this new addition, skier's will be able to ski practically the entire face of Gold Hill, all 1,600 vertical feet of it. Very few skiers have experienced these new chutes. This addition will continue to place Telluride at the forefront of ski resorts in the United States as well as Europe.

ARE WE IN THE PERFECT BUYER'S MARKET?

That’s the million dollar question and one that I hear frequently. Based on nearly four decades of Telluride real estate experience and market indicators I would say that yes, this is the perfect buyers market. The signs for a thawing market place are measurable and positive:

  • Showing appointments in the last 21 days have increased dramatically to qualified buyers not just in my office but across the board in the Telluride region.
  • Gross dollar sales increased in the second quarter of 2009 by 10%.
  • Five homes in Telluride Mountain Village sold in the second quarter at an average of $4,000,000 vs., just one home in the first quarter.
  • Although our most current recession has much greater depth and severity than previous downturns historically Telluride has recovered quickly with double digit inflation.
  • Web site traffic, which I closely monitor for my web site, has nearly tripled in the last 21 days.

There are sellers in the market place looking for liquidity and so this translates to some desirable opportunities which I would be happy to share with you. Telluride is a market characterized as one with very limited inventory, where demand for the lifestyle has always outstripped supply. This has tended to create an accelerating recovery during past downturns.

So, when I’m asked “Are we at the bottom? Is now the time to cut the best deal?” My response is simple, if your family is drawn to our lifestyle here in Telluride; there is never a bad time to invest in Telluride real estate.
